The Five Inputs We Need
Substrate — metal (steel or aluminum), TPO, EPDM, PVC, mod-bit, BUR, concrete, foam, wood. Square footage. Slope and drainage — including whether it ponds. Traffic — walkways, rooftop equipment, or nothing. Climate — hail belt, coastal, hurricane zone, freeze-thaw.
With those five we can return a primer call, a product-by-zone spec, DFT targets, coverage math, and budget pricing. Photographs of the worst detail on the roof are worth including.
